Steven Lazerus is a seasoned real estate and financial services executive with over 20 years of experience overseeing multi-million-dollar residential and commercial portfolios across sales, acquisitions, and structured lending. As Founder and CEO of Lazerus Properties, a vertically integrated brokerage and lending platform established in 2018, Steven serves investors, business owners, and high-net-worth clients throughout California.

He has generated hundreds of millions in transaction volume while building scalable brokerage operations and compliance infrastructure. Raised in San Diego, Steven developed an early passion for real estate by observing his family operate a successful brokerage in Rancho Santa Fe. He graduated from the University of Southern California’s Marshall School of Business with a focus in Real Estate and spent over a decade in lending with Fortune 500 companies before launching his firm.

Steven has traveled extensively, sharing his biblical faith in Asia and leading business workshops in Africa. Those experiences shape his leadership philosophy and commitment to empowering his team and clients to achieve success in real estate and in life.

As a licensed attorney and real estate agent, Leontyne Fan Lazerus owns and serves as in-house counsel for Lazerus Properties alongside her husband, Steven Lazerus.

Leontyne has represented international businesses and individuals in California state and federal courts. As first-chair trial attorney, she obtained favorable jury and non-jury verdicts for clients in business and intellectual-property litigation.

She is admitted to practice in California, the United States District Courts for the Northern, Central, and Southern Districts of California, and the Ninth Circuit Court of Appeals. Leontyne holds a Bachelor of Arts from the University of California, Irvine, and a Juris Doctor from Loyola Law School.

Castulo Romero IV’s career is defined by a service-first mission. After serving as an infantryman in the U.S. Marine Corps, he transitioned into real estate education in 2003. His focus has remained empowering homeowners to make informed, legacy-building decisions about their most valuable asset.

As a Broker Associate, Castulo combines his expertise with a steady, military-honed approach to help clients pursue their goals with confidence.

After a career as a flight attendant and years working with a private Christian school in Orange County, Jeannette returned to a public-facing career following the loss of her husband. While caring for her father, she studied for her real estate license and discovered what became her calling: helping homeowners understand reverse mortgages.

Her personal experience with financial uncertainty gives her a strong sense of empathy for clients. For more than 18 years, she has seen how a reverse mortgage can provide another option for homeowners seeking financial independence and peace of mind.

Jeannette’s goal is to explain the advantages, responsibilities, and tradeoffs clearly so each client can make an informed decision.

Gonzalo Monje brings over two decades of experience as a Reverse Mortgage Consultant, guiding homeowners through the nuances of using home equity to support their retirement lifestyle.

Beyond his professional work, Gonzalo is an avid traveler who enjoys experiencing new cultures and spending time with his family. His sense of humor and light-hearted perspective make him both a trusted consultant and a joyful companion through the decision-making process.

Maria-Esther Villanueva is a dedicated reverse mortgage loan officer and real estate agent with 15 years of industry experience. Her career in financial services began in banking in 1980, where she developed a strong foundation in customer service and later served as a branch manager through 2010.

Her own positive reverse mortgage experience inspired her to help others understand this financial tool. She brings firsthand knowledge, extensive experience, and a genuine passion for helping homeowners pursue greater financial peace of mind.

Outside work, Maria-Esther enjoys volleyball, cycling, outdoor activities, and travel.

Brett Stumm brings more than three decades of mortgage experience and 43 years in sales. His commitment to assisting clients, together with his industry knowledge and practical experience, makes him a valuable real estate resource.

Outside his professional work, Brett enjoys travel, food, marathon events, community, and time with his family.

Real estate was a frequent topic around Tom Lazerus’s family dinner table from childhood. Beginning with his grandfather, much of his family built careers in real estate, giving Tom an early view of how a successful real estate business operates.

After graduating from Biola University, Tom worked in finance for a multinational corporation and later traveled the world with his family as a United Airlines flight attendant. Those early family conversations eventually came full circle as he returned to real estate, first in lending and then in full-time sales.

Tom carries on his family tradition by helping clients pursue their dreams and build wealth through real estate. He lives with his wife, Suzie, and their two youngest children in Temecula, where he serves the surrounding area for Lazerus Properties.
